Current Project

Our current large project, with super Green architect Jim Burton from Blip Design, is a 2 phase remodel consisting of a Green remodel of the existing structure while preparing the house for a 3rd story addition.  The addition will incorporate more Green features including a Green Roof, located above the entry and new upstairs living room, a 6000+ kWh/yr. Photovoltaic system, rainwater collection, gray water reuse, advanced framing, rain-screen siding and an Accessory Dwelling Unit (ADU) in the full lower level.  Work is scheduled to begin on the third story in late 2008.  In phase one, the majority of the work is featured below in addition to replacement of the inefficient oil furnace with a radiant floor heat system, complete removal of all wall to wall carpet, replacement of all windows with low-e energy efficient windows and finally new footings and earthquake retrofit of the foundation walls.  To see our past project(s) scroll to the bottom of the page.

  • removed the old concrete slab (the old concrete will be used for a retaining wall in the back yard) and dug down 3 inches to gain enough space for radiant floor heat.
  • added a full bath with salvaged trough sink, walk in shower, soaking tub, ceramic tile,  Paperstone counter and FSC certified plywood cabinets.
  • created additional living space for extended family including a 4th bedroom, play+art space and a family room with access to the backyard.
  • dug out second off street parking space and carport which allowed for use of a new mudroom for family access to and from cars.

  • remodeled  kitchen by removing the wall between 10x10ft dining room and 10x10 ft kitchen and replaced cabinets with Ikea cabinets (which are green!), Paperstone counters and a sustainably harvested butcher block counter on a 6 ft Island with eating bar.  We left 1 corner open for a table for 4 and replaced the old linoleum floor with 3/4 inch sustainably harvested plywood with a walnut finish.
  • full remodel of original bath, replacing bathtub with walk in shower and replacing small sink with larger 2 person single bowl sink.  The bathroom was finished with ceramic tiles and Bedrock recycled glass tiles and a 3Form panel was used to separate the shower from the rest of the bathroom.  Finally FSC certified plywood cabinets added much needed storage space.
  • removed carpet to expose original oak floor
  • purchased several vintage furniture pieces including recovered chairs, Danish table and fiberglass coffee table.
exterior 
  • adding a front porch to the entry and reducing the area of grass turf in the front yard
  • replacing impermeable hardscapes with a more environmentally friendly permeable hardscape
  • attaching overhangs over southern exposure windows to reduce summer solar gain
